Steady Progress: Helenbergh Honored as Guangdong Top 12 among 100 Real Estate Developers with Comprehensive Competitiveness

On June 28, the list of Guangdong 2022 Top 100 Real Estate Developers with Comprehensive Competitiveness was unveiled. Helenbergh ranked 12th with its outstanding comprehensive operation strength, and steady operation capacity.

The list, determined by the specialized research group of Guangdong Real Estate Association and China Index Academy, was published for three years running based on a scientific, justified, and objective research on the overall developments and current players in the housing market in Guangdong. This year's research adopted a new indicator of steadiness apart from the original evaluation system used for last two years.



Helenbergh, based in Guangzhou, has won recognition from peers and the market for its development in Guangdong-Hong Kong-Macau Greater Bay Area, its planning in the core markets nationwide, and its sustained, steady and high-quality growth.

Steadily Improving Indicators of High-quality Development

A recent report issued by Lianhe, a credit rating agency in China, claimed to maintain the long-term rating of Helenbergh at AA+, and the credit rating of its stock “18Hailun02” at AA+, both with a stable outlook.

According to the rating implications of Lianhe, Helenbergh has a strong solvency capacity as the company is affected little by the unfavorable economy, so it has a low likelihood of default, a stable credit status, and a higher possibility of maintaining its credit rating in the future.

It is worth mentioning that, Helenberg has a non-public corporate bond with a total capital amount of 800 million yuan, and advanced the repayment capital with principal and interest up to 863 million yuan on June 17.

Helenbergh is an experienced real estate developer, noted Lianhe. By the end of 2021, Helenbergh’s total consolidated assets amounted to 169.613 billion, up by 11.09% from the end of the previous year, with a continuous net cash inflow from operating activities.

Sales-wise, the subscribed area of Helenbergh’s property for sale in 2021 increased by 14.71% year-on-year, the sales amount climbed by 8.99% year-on-year, with a relatively stable average price of subscribed sales and incremental carried-forward area and amount both increased. The average price of carried-forward area was also stable.

Between January to May 2022, Helenbergh achieved a rise in sales outstanding, up by 3% from the same period last year, and the sustained cash inflow from core businesses is expected to be sufficient to satisfy its financial and operational needs.As for land reserves, Helenbergh owned a total landmass of 30.26 million square meters counted in equity caliber (including portions sold). The abundant land reserves can support its development demand for some time to come.

Highlighting Product Attractiveness as Core Competitiveness

Under the strategy of “national layout with regional focus”, Helenbergh has deeply focused its development in the five core areas: the Pearl River Delta Region, Yangtze River Delta Region, Beijing-Tianjin-Hebei Region, Western China Region and Central China Economic Region. It also engaged actively in developing Guangdong-Hong Kong-Macao Greater Bay Area and the integration of the Yangtze River Delta.

In the Pearl River Delta Region, Helenbergh takes Guangzhou as the starting point, and has gradually expanded towards major cities in the Greater Bay Area. Currently, it has developed 80-plus properties in 10 cities, including Foshan, Zhongshan, Jiangmen, Zhuhai and Huizhou.

The project has recently been awarded as one of the "Top 20 National Entry Luxury Properties" by Cric China, a housing consultancy.

In addition, Helenbergh owns 26 commercial properties by the end of 2021, many  of which are located in Guangzhou, Foshan, Zhongshan, Zhaoqing and other cities in the Greater Bay Area. Lianhe Credit Rating points out that as these commercial properties are developed and put into operation one after another, the rental income of Helenbergh is expected to grow as such.
